Two parcels of land open to Expressions of Interest

Gladstone Regional Council is inviting Expressions of Interest (EOI) to lease or own a block of land on 2 Dave Burns Drive.

Gladstone Region Mayor Matt Burnett said the freehold land is zoned as ‘emerging communities’ purposes and the EOIs would need to focus on proposals that meet this objective.  

“The vacant land has an area of 5.07 hectares and is adjacent to the Philip Street Communities and Families Precinct,” Councillor Burnett said.  

“Consideration will be given to any form of social or affordable housing and all expressions must be in accordance with the Philip Street Communities and Families Precinct Development Code.”  

The purpose of the EOI, open until 1 August 2023, is to receive proposals from interested parties which will be assessed against the following criteria:  

  • Previous related experience in providing social or affordable housing  
  • Understanding of housing needs in the Gladstone Region and detail on how the proposal meets community need  
  • Service delivery model  
  • Ability to develop the site including capital investment, incorporation of innovation in design and site configuration  
  • Current Registration as a Community Housing Provider (RCHP)  
  • Experience in addressing statutory planning and development processes.  

In addition to the EOI response, Council would like to know what other support (other than the land) respondents are seeking of Council to successfully deliver their project.  

Meanwhile, Council has reopened EOIs to lease a land parcel at Park Street, West Gladstone.  

Lot 1 CP867607 at 48 Park Street is a Queensland Government owned Crown Reserve with Council as Trustee.  

The reserve has a designated ‘Health’ purpose and the EOIs need to focus on proposals that meet this objective.  

The vacant land has an area of 2.51 hectares and is in the vicinity of the Gladstone Base Hospital. 

The purpose of the EOI, open until 1 August 2023, is to receive proposals from interested parties which will be assessed against the following criteria:  

  • Previous related experience in providing any form of health services  
  • Understanding of health needs in the Gladstone Region and detail on how the proposal meets a community need  
  • Service delivery model    Ability to develop the site including capital investment, incorporation of innovation in design and site configuration  
  • Experience in addressing statutory planning and development processes.  

“This land is available to be leased only, with Council seeking a proposed term of lease from the applicant that is suitable for operating their proposed development,” Cr Burnett added.  

“In addition to the EOI response, Council would like to know what other support, other than the land, respondents are seeking of Council to successfully deliver their project.”

EOIs close on Tuesday 1 August.
